Where did the name 'Yalick Farms' originate?
Our site once belonged to the Yalick Family. The Yalicks were known for growing plants and vegetables here on our site. Many
folks in the community have had such ties to this land across the last century that we thought it only fitting to honor the family and
community with a reminder of what this farm once meant to the people here. In fact, the Yalick Sisters are responsible for the road
names on our site. We have also refurbished the old farmhouse and barn to help create that feeling of tradition. Our water tower
on site is custom designed to look like a silo and is tucked into the corner of the barn area. We certainly hope that Yalick Farms
Luxury Condos & Shoppes become as much a successful part of the community as the Yalick Family, we're off to a nice start!

Are these homes Condominiums or Townhouses?
All of our homes on site are condominiums and fall under the Condominium Act. We are a officially designated as a Planned
Condominium Community (and a Planned Residential Group). However, some of our homes are more of a
Townhome Style,
meaning they are two-story with a garage. Other homes on-site will be more of a traditional condo in that there are multiple homes
in one building and there are no garages with those units (see the
8-Plex Condos).

When someone purchases a unit, what do they actually own?
As with any condominium development, buyers will own the interior of their unit. The Home Owner's Association will own the
exteriors and the plot of land beneath the unit as well as common areas of the site. Each Home Owner, as a member of the
Home Owner's Association will hold a share of the entire property.

Who is responsible for Interior Maintenance?
The buyer assumes responsibility of the interior they have purchased. Each unit comes with a one year construction warranty.
Also, all of the warranties associated with appliances and operational equipment within the unit will have warranties that convey.

Who is responsible for Exterior Maintenance?
The Home Owner's Association will pay for all exterior maintenance. We have used high quality exterior materials to keep
maintenance at a minimum. By the time the first exterior work needs to be completed, the Association coffers will be going strongly
enough to take care of these everyday wear and tear items.

How are utilities handled?
The buyer is responsible for all utilities used in their home. Some of the companies used at this site are
UGI (electric & gas services), Dallas Area Municipal Authority (Sewer & Trash pick-up. Sewer is expected to be approx. $70 per
quarter. Trash pick-up is expected to be $55 per quarter), Comcast (cable), Frontier (telephone, DSL).

What are the Home Owner's Association Fees?
Home Owner's Association fees for the Townhome Style Condos & the 8-Plex Condos will be $175 per month.
The Condo/ Shoppe Association fees will be $265 per month. These fees will not be assessed until April 1, 2008 for the first home
buyers. Also, the fees will hold until the Home Owner's Association is formed at the completion of the project (3-5 year expected
completion date). A budget has been well studied and laid out to keep the community running smoothly long after completion.

How Does the Insurance for a home at Yalick Farms work?
Because all homes at Yalick Farms are considered condominiums, the Home Owner's Association will hold a policy on all the
structures at Yalick Farms. Each home owner will pay a portion of the insurance to cover the building and anything that is a fixed
structure in relation to their unit. This portion of insurance is expected to be about $75 per month. The home owner will need to
carry a separate, personal condominium policy that covers their personal belongings and anything that is not 'fixed' in the unit
(for example: furniture, appliances, etc.).

Can I Purchase a Unit for Rent or Lease?
Yes, however, the renter must abide by the same covenants of the property as any other occupant. Also, the amenity usage must
be assigned to either the renter or the owner, but cannot be utilized by both parties.  The Owner is responsible for the
Association Fees and Covenants at all times.

Can I Have Pets?
Yes, you may enjoy your pets. However, you must abide by covenants, quiet enjoyment rules, respect your neighbor, use
leashes, and clean up after your pet. There may be no tie-outs or fenced in areas. (kenneling/ breeding are forbidden)

Is Yalick Farms Open to Anyone?
Yes, we are a diverse community. We will have Home Owners in all age groups and stages of life.

How Quickly Can I Move In?
Move-in time depends on the unit you choose and its stage of construction. At the drywall stage, it is possible for some units to be
ready within 6-8 weeks. However, some units can be ready almost immediately. Also, our current model is for sell and could be
moved into as quickly as you can go to closing!

Can I Plant or Place Items in the Yard of My Unit?
Sorry, but no. We do not want to inhibit the landscaping maintenance and care of the facilities.

Is Yalick Farms a Phased Project?
Yalick Farms' entire site has been approved by Dallas Township and can be built at the discretion of the developer. In other
words, we do not have to go the the Township for further building approvals. However, as a developer, we do have our own
phasing planned to keep construction running smoothly and in a timely and logical manner.

Is the Infrastructure in at Yalick Farms?
Our infrastructure (utilities, storm sewer, etc.) is underground and in its entirety. All curb and gutter is in and the first level of
pavement is down (the final level will be placed at completion). What this means for you is that the home buyer does not have to
drive on temporary roadways or watch heavy site work being done. At this time, all there is to do is build! We are also strategically
planning our construction schedule so that home owners and construction traffic do not use the same routes.

When will the amenities be available for use?
Our amenities are being built as the first units are being built. Our Club House is open and acting as our sales office at this time.
The fitness room will be equipped in the coming months and the pool will be open in Spring of 2008. The sidewalks are being
implemented with the landscaping of the homes as construction is going on.

When does the landscaping go in?
Your unit is fully turn-key when you move in. All of our landscaping is done as we complete the exteriors. Also, we use sod for the
homes instead of grass seed and straw. This means that you will be moving into a manicured, new home.

What School District is Yalick Farms in?
Yalick Farms is located in Dallas Township and is part of the Dallas School District. To visit the Dallas School District Website to

May I Sell or Will My Unit to Someone Else?
Yes, the property deeded to you at Yalick Farms is yours to sell or will as you see fit. All covenants and fees become the
responsibility of the owner.

Does Yalick Farms Rent or Lease Units Directly?

Has there been any Radon Testing at Yalick Farms?
Yes, and the tests are negative for Radon. We do not suspect any radon on site and are not required to test within our building
codes. However, we understand that some lenders and finance companies require testing for mortgage loans. Therefore, we can
test, and do test in a random sampling of units. Should you need your unit tested, please let us know and we will take care of it.
We want everyone here to have the peace of mind in regards to this issue.

I noticed there are no window screens, closet shelving or rods, or shower doors shown in your model.
How are those items handled?
Your unit will be finished turn-key. All closets will have a basic rod/ shelf setup. All Master Bath showers will have a glass door,
Upstairs Bath showers will come with a curtain rod. Window screens will also be placed in windows. We do not show these items in
the model because some buyers may want to customize their closet space, therefore, we do not want unnecessary holes in walls.
Window screens and shower doors are also saved until just before move-in so that there is no wear and tear on these items
during the showing or construction process. There will be no additional charge for these items, they are included in the base
prices of units.
